If you have not noticed the whole real estate industry has been in a tizzy. There is such a huge lack of inventory here on the Southern Oregon Coast that our prices continue to increase. From February 2021 to February 2022, we saw an increase in the average sales price of 15.6%. This is a very eye-opening situation we have here in our little coastal town, especially since February is considered the slow month for the real estate industry.

What does this mean for a property seller in this market? Can I just slap my house on the market and hope it sells?
The short answer is no. Unfortunately, people in these price ranges are going to want to know you took care of your home. They will settle for a few repairs needs here and there but you will want to make it look as move-in ready as possible. When a 2 bed 1 bath home is selling for almost $300,000 in Coquille, we have to put as much effort into the property before listing it.
Some suggestions for selling your property fast in Coos County are
Consider a pre-sale home inspection. This will cost a little bit of money upfront but it could save you time in escrow if you tackle silly little repairs before listing on the MLS.
Organize and clean the home. Homes are made to be lived in, we all are aware of that, however, when you are wanting to invite strangers into your home and envision paying X amount of dollars to live in the home you want to keep it tidy. Living on the Oregon Coast with the rain and then adding kids and animals in the mix I know that can be tough, so coordinate with your real estate agent on times that will work best for you so your property shows well to the buyers. Locate all warranty information. Having all documents ready and available is super helpful. When buyers have questions you will have access to the warranty packets and not miss a beat. Any and all information you have on the property is great to get ready and have available, invoices for repairs, receipts for items purchased, appliance information, any testing done to wells or septic systems, etc.
Spruce up curb appeal. This is one of the most crucial aspects of selling your property here in Coos County. Make sure you have curb appeal. This is the first thing people see when they are looking at photos on the MLS, the advertising, or driving past the home. Make sure it is cleaned up and add pops of color with plants or flowers.
Get replacement estimates. If you know a major aspect of the home will need repairing like a roof needs replacing or the siding needs replaced. Have a licensed contractor come out and give you a bid. This shows the buyer you are aware of the issues needing to be addressed and are honestly disclosing the repair amount.
